This home is rented with a 3 night minimum and a nice discount if you book for 7 days or more. This is a 3200 square feet home with tons of upgrades including Brazilian Hardwood floors through out whole house, Cherry custom Cabinets, amazing Open Floor plan, 3 car garage, plenty of room to park your boat, screened in porch that extends to the deck, built in wine cooler in wine bar, all tiled bathroom with his and her closets, cherry wood shelving, stainless appliances, Office, 2 huge closets in every bedroom, and much more! 4 miles from downtown and home is located right before Folly Beach. Located in a very quiet upscale neighborhood right before you cross over the first bridge & is walking distance of a Harris Teeter grocery store & “The Barrel” which is a cool Craft Beer Bar with amazing beers, great views & often live music & food trucks. The home sleeps up to 10 with 2 King Beds, 1 Queen & Bunk Room for the kids. If you want to bring your boat that’s cool, the parking area has plenty of space with a hose setup for washing & there are 2 different public boat ramps nearby.

Thanks for booking with us and thanks for reading these rules, it is a bit long and some of the wording might seem harsh but it’s important info!!! PLEASE know that we are just trying to make sure everyone is on the same page and crystal clear on the rules. Our goal is to provide you with a superbly clean home, excellent customer service and true hospitality, we just ask that you follow these rules. Once you have read them please email us back that you have. Also if possible let us know how many cars and what type they are and what State the plate says just in case there are any parking space issues.
CHECK IN: Check-In time is 5:00 pm or any time after. This property is set up for “Self Check In” so please watch the Check-In Video below so you can have an easy check in and that the Code for the lock will be the last 4 digits of your Phone Number on file with us in most instances. PLEASE let us know immediately if there is anything wrong with the condition of the home. Our goal is to give you a 5 Star experience so don’t hesitate to let us know if something needs attention. Please understand that our cleaning & maintenance crews have a limited window to do their job & parking is limited on the island, so unless you get a special waiver from us we cannot allow an early check in & unfortunately you cannot come and park early at the property, our apologies.
CHECK OUT: To prepare for Check Out please leave all towels in the showers or tub and DO NOT strip the beds, our cleaning crew will handle that. Please wash any dishes and put them away, our crew will clean the kitchen but PLEASE don’t leave a big mess of dishes and please understand that additional charges may apply OR if you don’t mind paying a little extra our crew can handle it, just let us know. Check-out time is at 10:00 a.m. PLEASE text our main number 843-580-3731 when you leave and let us know the house name or address. NO Late Check-out unless pre-approved. Please note that all vehicles need to be gone by then as well, parking is limited on the island and our crews need the parking space. In the event late check out approved additional charges may incur. A $50.00 fine will incur per every half an hour after 11:00 if the house is not fully vacant. NOTE that stained towels and linens and excessive cleaning, especially in the kitchen (dirty dishes, food left in fridge, etc.) will have a minimum of $20 extra charge above the normal cleaning fee.
PETS: This home is Pet “Friendly”, please help us keep it that way by following these simple rules. ABSOLUTELY NO PETS ON BEDS OR FURNITURE. We highly recommend you bring a crate for the pet and leave them crated ANYTIME you are not around them. Although they might be well behaved in your home please remember they are now in an unfamiliar environment with strange smells and sounds and when you are gone sometimes they might freak out, that might make them cause damage that ultimately you will be responsible for. Your pet MUST be flea treated. PLEASE pick up after your pet and make sure you have them on a leash AT ALL TIMES when they are outside. Please make sure you understand the rules for pets on the beach, they must be on a leash or you could be fined by the police and from Memorial Day through Labor Day, they are not allowed on the beach during the day. NOTE that we say Pet “Friendly”, friendly does not mean your pet can have the run of the house, if your dog barks a lot when left alone please consider not bringing them, there are local noise ordinances and the police will fine you. NOTE that we do not charge an extra pet fee BUT that does not mean that you won’t be charged extra for excessive dirtiness from your pet, we charge a minimum of $20 extra above the normal cleaning fee and possibly MUCH MORE if there is pet hair on our furniture or beds. We want to be Pet “Friendly” when possible, we love our pets too and often travel with them and are thankful for that privilege. PLEASE be the same way and be courteous when bringing your pet to our home. Oh and one last thing, if you think this messaging is too harsh or over the top then please feel free to contact us for a full refund, sorry but sadly we have had too many people astonish us with their righteous indignation when we have confronted them about their pets leaving our home in HORRIBLE condition. If you are one of those people that thinks your animal can do no wrong, then please, seriously, don’t rent from us!!!
NO SMOKING: Smoking in the home is ABSOLUTELY not allowed. Please use ashtrays when smoking outside and be aware of other people that may be staying next to you.
TRASH: You will find Green Cans outside for trash and Blue Cans for Recycling. You can mix glass, plastic and metal items in the Blue can but please do not put in cardboard or trash items. You will find extra trash bags under the sink. One of our staff will roll out the cans on pick up day so don’t worry if you see someone doing that, it’s just the trash guy!!! PLEASE take out your trash upon check out and clean out open food items from the fridge. NOTE that excessive trash left behind and a fridge full of food will have a minimum of a $20 extra charge above the normal cleaning fee. Condiments left behind are ok.
TOWELS & LINENS: We provide plenty of good quality Bath Towels, Hand Towels, Washcloths and Makeup Washcloths for your stay. We also provide a few Beach Towels, PLEASE shake them out well before bringing them back in the house or washing them. As stated we provide dark colored Makeup Removal washcloths, PLEASE use them for makeup and NOTE that stained towels or linens that don’t come clean will result in you paying the replacement cost and that will have a minimum of a $20 extra charge above the normal cleaning fee.
BEACH CHAIRS & TOYS: Please note that we do not provide beach chairs but often there are some laying around left behind from other guests. Feel free to use them and any beach toys or umbrellas left around, just try to leave them in an organized condition.
ESSENTIAL ITEMS: Please note that the home has a normal coffee maker (we provide filters), coffee grinder and a French press for all of your caffeine needs. We also provide various coffee fixings like creamer, sugar and sweeteners. The home also has a tea kettle, toaster, microwave, decent pots and pans, cooking utensils, eating utensils and decent glassware. We also make sure there is some basic kitchen sundries items like tin foil, can opener, corkscrew, basic spices, etc… If there is anything you specifically need or have questions about don’t hesitate to ask. NOTE that any excessive damage to our items will have a minimum of $20 extra charge above replacement cost.
INTERNET & ELECTRONICS: The home has decent high speed, cable based WiFi. It normally works well and is typically fast enough to stream movies, HOWEVER it can get bogged down and the weather can affect service. Please know that we are on an island and at peak busy times it can take service techs a while just to get on the island so PLEASE let us know if the internet goes down, and we will do or best to get it back up BUT if you have anything vital like working remotely you may want to bring a WiFi hotspot with you. If the internet goes down please try to unplug the modem/router power first and then back on and turn off your devices WiFi and the turn it back on, this really does work most of the time. If the internet goes down you can also go for a walk on the beach, read a book, take a nap or go grab a bite to eat at one of many awesome restaurants!!! As for TV the home does have a cable or satellite package with all the basics, some of the TV’s are smart, but not all and we don’t guarantee that they will work for streaming. If streaming TV is vital to your trip please contact us to confirm what the TV situation is and/or you may want to bring you own streaming device to ensure your entertainment needs.
RESPONSIBLE PERSON: The person booking this unit is RESPONSIBLE for payment and the actions of all occupants. We will not rent to vacationers under 25 years of age. We reserve the right to refuse accommodations to anyone. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If the falsified reservation is found after check-in, this will result in immediate eviction without a refund of the rental or deposit.
MAXIMUM OCCUPANCY: The maximum number allowed is limited to 10 people. In the event that more than 10 people check-in, the agent or owner has the right to cancel the reservation without a right of refund. At no time during the rental period will there be more than 10 people, a large party or group in the rental unit or on the property upon which the rental is located unless pre-approved. In the event that it appears too many people are in the unit or on the property, the owner or his agent reserves the right to inspect the rental unit and require extra people to leave immediately and or reserve the right to deny entrance/usage to the property with immediate termination of your rental and loss of rents and deposits.
NOISE NUISANCE: Quiet time is at 10:00 p.m. Guests are expected to respect neighbors and character of the community. House parties, excessive noise, drunkenness, and unlawful acts are not allowed at this property. Violation of this will result in immediate termination of your rental and loss of rents and deposits.
INDEMNIFICATION: The Tenant agrees to save the Owner and the Owner’s Agent harmless from all liability, loss, or damage arising from any action whatsoever by Tenant, the Tenant’s relatives or visitors while on the leased premises. The Owner or his Agent shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost or stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise, while on the leased premises or in any storage space in the building or for any personal injury, unless such damage, loss or injury is caused by negligence of the Owner.
DAMAGED/BROKEN ITEMS: In the event that an item is broken or damaged during your stay it must be brought to our attention immediately.
